FAQ – Frequently Asked Questions
At Kev Buys Houses, we often get questions from people who are considering selling their property for cash or trying to avoid foreclosure. We want you to feel comfortable with the process and have prepared this list of frequently asked questions and answers to help address some of these common matters. After reviewing these frequently asked questions, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer any other questions you have.
Q: Will you be listing my house on the MLS?
A: No. At Kev Buys Houses, we ARE the buyer, so there’s no need to list your property. We buy houses in Raleigh that meet our purchasing criteria. From there, we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). We are looking to get a fair discount on a property that is usually not in perfect condition. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property. They appreciate that we offer cash, close very quickly (no waiting for financing), and don’t charge commissions and fees. We also handle all the closing costs. Our process is faster and simpler, while still backed by a fair, all-cash offer. If that’s what you’re looking for and you see the value in getting your house sold fast, let’s see if we can come to a fair win-win price. Our no-obligation pricing commitment means that you can accept it or reject it. There’s nothing to lose by reaching out and finding out more.

Q: How do you determine the price to offer on my house?
A: At Kev Buys Houses, we believe in transparency. Here is how we determine the price to offer on a property: We look at the location of the property, what repairs are needed, the current condition of the property, and the values of comparable houses that recently sold in the area. We use all this information to craft an all-cash offer at an amount that is fair to you and fair to us.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit, we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit.
Q: How are you different from a real estate agent?
A: This is one of the most frequently asked questions we receive. Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $200,000 house, you’ll pay between $6,000 – $12,000 in commissions to an agent). Selling with a real estate agent is a good solution for people who want top dollar for their property and who don’t mind giving up some of that sale price to pay for the commissions, for people who have a property that is in pristine condition and doesn’t need any repairs who can also afford to wait up to a year to close the deal.
However, not every seller fits that mold. We offer a solution for property owners who want to expedite the sales process, get an all-cash offer, and not deal with all the typical hassles and frustrations that go along with selling your house on the open market. Because we’re buyers and not agents, you don’t have to list on the MLS, deal with showings, have delays due to financing issues, or other frustrations. Furthermore, we believe we offer a more personalized approach. With us, you’re not just another number or another sale. You’re a property owner we can help get out of a difficult situation. We are here for you.
Q: Why should I work with you?
A: With so many realtors in the area, this is one of the most frequently asked questions we receive. But remember, we’re not just another realtor. We are a local, reliable, trusted professional home buying service. We purchase properties directly from sellers who want a simpler process. We are also very personable and want what is best for you. Even if you ultimately decide not to sign with us. We guarantee a zero-pressure process. We truly want to find the best solution for you. We have an unparalleled desire to help, which we believe is one of the core values that keep our clients coming to us time and time again.
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you when you submit your information. Once you tell us a bit about your property, we’ll take a look at things. We might set up a call with you to find out a bit more. Then, we make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us. It’s completely up to you whether you want to move forward or not, zero pressure on our part. We want what’s best for you.
